If your toilet runs constantly, leaks into the bowl or flushes weakly, the internal tank parts are worn out. A full rebuild kit replaces everything inside and restores reliable performance without replacing the whole toilet.

One thing to keep in mind: Fresh silicone needs a full 24 hours to cure before any water contact. Jumping in early — even briefly — can break the seal before it's set and void the workmanship warranty. I'll leave you a reminder card with the ready time so there's no guessing.

• Heavy wall washing or degreasing (smoke/nicotine residue, kitchen grease) — quoted separately
• Lead-safe abatement for pre-1978 surfaces — RRP compliance practices are included, abatement is not

RRP compliance fee: +$475–$1,250 for pre-1978 homes. Heavy prep: base rate + $1.75–$3.50/sq ft on disturbed areas. Deck, fence, gutter and roof work separate unless scoped.
