  • Fastener & function check — loose handles, hinges and pulls tightened as I move through the space
  • Dust and surface protection — drop cloths for any drilling or sanding
  • Supply awareness — I flag parts you'll want for next time to keep follow-up visits efficient
  • Cleanup before I leave — work area left clean, debris removed

Also included on every time block visit

Water leak sensor
Water leak sensor — complimentary with any visit over $200
Free+

With any service visit over $200, I include a water leak sensor installed in the highest-risk spot in your home. Caught early, a leak costs $50 to fix. Discovered too late, it's a disaster.

  • Installed and activated during your service visit — no setup required
  • Placed in the highest-risk location — under sinks, near water heaters, or behind toilets
  • Battery included — lasts 1–2 years

Retail value $15–$25. Included at no charge on visits over $200.

Drywall Repair Click any service to see what's included — no paint unless noted
Drywall nail hole repair
Nail holes & small dings — up to 10 locations (under 1")
$250+

Fast, clean fixes for nail pops, small anchor holes and minor dings. Filled, feathered and sanded smooth so they disappear under paint.

  • Compound fill & feather — each hole filled flush and feathered to blend with the surrounding surface
  • Dust-control sanding — vacuum-assisted, low-dust sanding and cleanup
  • Paint-ready handoff — guidance on spot-priming to prevent flashing under fresh paint

Also included

  • Fastener tighten-up on nearby switch plates and outlet covers while I'm in the room
  • Jobsite cleanup — debris bagged, surfaces wiped down

No paint included. Up to 10 locations per visit.

Small drywall patch repair
Small patch — up to 3 sections up to 4" diameter
$275+

For doorknob holes, small impact damage or access cutouts. Patched properly so the repair doesn't telegraph through paint.

  • Backer support — backing added where needed so the patch won't flex or crack later
  • Tape & seam reinforcement — joints taped and embedded correctly, not just skimmed over
  • Feather blend — compound feathered beyond the patch to eliminate ridges under raking light
  • Dust-control sanding & cleanup — vacuum-assisted, low-dust finish
  • Paint-ready handoff — spot-priming guidance for consistent sheen

Also included

  • Quick scan of surrounding wall for other nail holes or dings — flagged so you can decide whether to address them in the same visit
  • Jobsite cleanup before I leave

No paint included. Up to 3 sections per visit.

Medium drywall patch repair
Medium patch — up to 3 areas, 5" × 5" to 16" × 16"
$425+

For larger holes, water damage cutouts or remodel openings. This size requires a proper patch panel and a multi-coat system — not a shortcut fill.

  • Framing / backer stabilization — backing added so the patch is rigid and won't crack later
  • Tape & seam reinforcement — joints taped and embedded correctly for structural integrity
  • Wide feather blend — compound feathered well beyond the patch to eliminate the "speed bump" under raking light
  • Texture blend to match — texture matched as closely as possible (best effort, not guaranteed perfect)
  • Dust-control sanding & cleanup — vacuum-assisted, low-dust sanding
  • Paint-ready handoff — spot-priming guidance to reduce flashing

Also included

  • Root cause callout — if the damage suggests a moisture or structural issue, I'll flag it before I leave
  • Spot-prime recommendation in writing so your painter knows exactly where to prime
  • Dust-reducing sanding and full cleanup of the work area

Not included

  • Paint — patches are delivered primed and paint-ready, not painted
  • Texture matching beyond best-effort blending — perfect matches aren't guaranteed on heavily textured walls
  • Mold remediation or moisture source repair
  • Structural framing beyond standard backing

No paint included. Up to 3 areas per visit.

Large drywall patch repair
Large patch — up to 3 areas, 17" × 17" to 36" × 36"
$615+

We don't just cover a hole — we rebuild the wall so it finishes flat, blends in and holds up over time. Shortcuts on large patches show up under paint every time.

  • Framing / backer stabilization — backing and support added so the patch is rigid with fewer future cracks
  • Tape & seam reinforcement — joints taped and embedded for structural integrity, not just a skim coat
  • Wide feather blend — compound feathered well beyond the patch to eliminate the "speed bump" effect under side lighting
  • Texture blend to match — texture blended as closely as possible (best effort, not guaranteed perfect)
  • Dust-control sanding & cleanup — vacuum-assisted, dust-reducing sanding to keep your home clean
  • Paint-ready handoff — guidance for spot-priming to reduce flashing and get consistent sheen

Also included

  • Framing / backer added as needed — no separate charge for standard backing
  • Root cause callout — moisture, structural or framing issues flagged if discovered
  • Written paint-ready notes — spot-priming guidance for your painter to get consistent sheen
  • Vacuum-assisted dust control and full cleanup of the work area

Not included

  • Paint — patches are delivered primed and paint-ready, not painted
  • Texture matching beyond best-effort blending — perfect matches can't be guaranteed on heavily textured walls
  • Mold remediation or moisture source repair
  • Structural framing beyond standard patch backing — major framing changes quoted separately

Toilet wax ring replacement

$215+

If your toilet rocks, smells or leaks at the base, the wax seal has likely failed. Left alone it damages floors. I remove the toilet, replace the seal correctly — no shortcuts — and reset it level and stable.

Shower and tub re-caulking
Re-caulk shower / tub combo
$285+

Cracked, shrinking or mildewed caulk lets water behind your walls. I remove everything down to bare surface, prep it properly and apply new professional-grade silicone — up to ~35 linear feet covering two shower corners and the tub perimeter.

  • 100% old caulk removal — all old silicone removed, no caulk-over-caulk shortcuts
  • Surface cleaning & dry prep — soap residue and mildew film cleaned for proper adhesion
  • Professional tape lines — painter's tape for sharp, straight edges
  • Tooled finish bead — smooth, consistent professional finish

Also included

  • Clean work area — removed caulk and debris cleaned up before I leave
  • Cure-time instructions — clear guidance so the seal isn't disturbed before it's set
  • Quick look at grout lines and surrounding tile — obvious issues flagged so you can decide whether to address them

Not included

  • Plumbing leak diagnosis or repair
  • Tile or grout repair, regrouting or grout sealing
  • Mold remediation beyond the caulk line
  • Shower door adjustments or repairs
  • Tub or tile refinishing
  • Drywall repair or paint work
  • If removal reveals loose tile or wall damage, work pauses so we can discuss repair options before proceeding

One thing to keep in mind: Fresh silicone needs a full 24 hours to cure before any water contact. Jumping in early — even briefly — can break the seal before it's set and void the workmanship warranty. I'll leave you a reminder card with the ready time so there's no guessing.

Allow ~24 hours before water exposure. Tile repair, grout work and mold remediation not included.
