• Structural/movement fixes (recurring cracks, sagging ceilings, framing movement). Patch is cosmetic; may re-crack if movement continues.

• “Ready-for-paint” means sanded smooth and visually blended; final appearance depends on primer, paint sheen, and lighting.

• Hidden conditions/change orders: If we discover moisture, mold, damaged framing, or trade-line issues, work pauses and a quote review is required.
